Just east of Broad St. on Allegheny Avenue, three row homes that look like they’re from the late 1800’s sit blighted and boarded up. At one time, four more homes completed this row. Those parcels to the west now sit vacant. We’ve been passing by the remaining 3 houses for years, hoping that they’d one day be saved. It looks like that hope may now be lost.
Developers are proposing the demolition of the three remaining homes and the erection of a 65,631 square foot, 6-story, 82 foot tall building with 70 residential units, 2,998 square feet of retail space, and 17 underground parking spaces on the 11,980 square foot CMX-3 lot. The proposal is by-right.
The parking garage will be accessed via Park Avenue. The retail space will have a 1,440 square foot patio off the back of the building. Brick, aluminum composite panel, fiber cement panel, glass, and stucco will make up the facade. The building will have a gym and a roof deck.
We love to see residential density one block from a Broad Street Line station and are encouraged by a large new development proposal in this area. However, as noted, we are sad to see the three row houses get demolished. Their current blighted condition and the property’s CMX-3 zoning classification likely eliminated any possibility of that ever happening.
