Yesterday, we told you about a 60-unit building planned on Front Street near the York-Dauphin Station right in the vicinity of more than 700 other apartments that are already under construction or that have recently been completed. We also mentioned that there was another big project in the pipeline right in this area.
Developers are planning a 6-story, 93,832 square foot building with 108 residential units, 13 artist studios, 19 underground automobile parking spots, 37 bicycle stalls, a green roof, and a roof deck at 2000 East Hagert Street. The 20,239 square foot industrial residential mixed-use (IRMX) zoned property was most recently used as an auto body repair shop.
The facade of 2000 East Hagert Street will be constructed of red brick, black brick, aluminum panels, and stucco along with large, industrial style windows. The automobile parking garage entrance and exit will be located along Boston Street.
No zoning or construction permits have been issued to date, but this project can proceed by-right as planned.
Although this seems like a large building, there are already two similarly sized buildings rising right across the street from the project site and three more within eyesight of 2000 East Hagert Street. If you take a stroll around the York-Dauphin El Station, you’ll notice that this area is one of the biggest hubs of development currently underway in Philadelphia. We’re happy to see so much residential density added so close to the El. The additional residents that these projects will attract to East Kensington should fuel businesses along Frankford Avenue and should help this section of Front Street and Kensington Avenue further develop into a desirable commercial corridor.
